Visualizing Office Space and Space Plans

For some reason I can easily visualize office space.  Even if the space is raw (no offices) I can typically imagine how many people/desks will fit in a space, where the offices and boardroom should go, even the color scheme sometimes becomes clear. An issue, I have learned, is that many clients have trouble imagining the office space for themselves. The result is some tough tours where I try and describe how the space could work perfectly and the tenant cannot see it.  Take note, most landlords will pay for a feasibility plan (a designer will do a mock draft of what the offices could look like) to help them see the fit.  Don’t pass over an office space simply because there are no improvements.  A future post will discuss the costs of taking a space that has no improvements vs an office that has improvements in place.
