My name is Chris Fyvie. I started in commercial real estate immediately after I finished university and have focused on office leasing ever since. I specialize in finding new office space for technology and web based companies but I have done work with almost every industry. The markets I focus on are the Yonge subway line up to Finch and Downtown Toronto from Sherbourne (East) to Dufferin (West) but I do work across the Greater Toronto Area. I work with both landlords and tenants (relocation, sublease and listing work) and find my job very rewarding. I’m a tech guy and one of those “honest” salesman, so you can trust that I will be open with my opinions and not try to “sell” you on anything, just give me the opportunity! My clients include many internet and technology companies like Mozilla Canada and b5 Media. I am focused on building my network for the future and not on short term gain but long term goals.

What is this blog about?
I have started this blog to market my listings, find new clients or tenants looking for office space and to encourage those potential clients to contact me in their search or marketing plans as the local expert. I will be including deals of the month, links to what I consider great tools of the trade and cool news in the commercial real estate industry. I may get off topic now and then but I will do my best to keep this industry specific as that is what you are here for.
Now that’s over with, here are the top 5 things I would do when starting my search for office space.
1) Pick a specific area of the city you are interested in.
2) Do some research online to feel out pricing and availabilities. This is where I can save you a TON of time… we have a database of available space updated by a team of ten people on a daily basis! I bet when you call agents for information they either say the space is leased or they don’t call you back… I’m different!
3) While doing your research you should introduce yourself to a few agents, get a feel for their style and market knowledge but in the end, pick one agent to work with! I recommend an agent from a big brokerage like Colliers International (me), CB Richard Ellis or Cushman Wakefield LePage. They will have more info and likely more experience than an agent from a smaller brokerage. Commercial Real Estate and specifically office leasing is a highly specialized industry. Do not go with an agent that does not specialize!
4) Be specific with your requirement and be open with your agent if you tour. The more they know about you, your business and your requirement the better service you will get.
5) Make sure all your ducks are in line. Movers, phones, IT, contractors, stationary, lawyers… this is where a good agent can really help you out!
