This five star hotel is going under – underground that is! Designed by ReardonSmith Architects for a proposed development at Hersham Golf Club in Surrey, London, this new subterranean hotel will pay its ultimate respects to London’s Green Belt by placing all 200+ guest rooms underneath it! The entire scheme is covered with a plush green roof that takes its cue from the surrounding countryside.

In addition to the green integrated into the building, the proposal includes the addition of extensive on-site re-vegetation and re-organization of existing spaces (such as parking) that will actually leave the site even more eco-friendly than it is now.

New Biomass Plant for the UK Looks Like a Giant Green Volcano

The United Kingdom is splattered with fossil fuel based power plants and concrete cooling towers which are major carbon producers as well as eyesores. Luckily, plans for a new biomass power plant covered in native grasses in the UK have just been released and they will complement the surrounding ecology as well as decrease carbon emissions by 80% compared to coal or gas fired power stations. Designed by Thomas Heatherwick, a London-based firm, the 49.3 MW power plant located on the banks of the River Tees will be a man-made mountain covered in plants and will certainly be a welcome replacement to the older, pollution-spewing plants around the country.

Powered by palm kernel shells, which are the byproducts of palm oil plantations, the plant will reduce carbon emissions by 80% compared to traditional coal or gas fired stations. The palm kernel shells, considered a renewable fuel, will be delivered directly by boat, eliminating the need to haul the fuel by truck. The 49 MW plant will provide enough power for 50,000 homes, providing cleaner, lower carbon baseload power for the region. Inside, the power plant will also contain offices, a visitors’ center and an education resource center for renewable energy.

Built on a brownfield site next to the river, the BEI-Teeside plant will bring much needed investment to the area, as well as renew a currently barren plot of land. While similar plants are certainly not free of carbon emissions, this biomass plant is a step in the right direction and is one of the best looking power plants we’ve ever seen.

Security Deposits and Letters of Credit

Letters of Credit: Plain and simple, a letter of credit is a bank’s promise to pay a certain amount that’s owed by a tenant or a borrower. Banks issue letters of credit as a way to ensure sellers that they will get paid, as long as they do what they’ve agreed to do. This is usually a more common route for small business owners or startups with not a lot of business history or revenue. This also appeases a landlord who is considering a startup business with limited revenues or credit for an office lease.

When a tenant gets a letter of credit from the bank, it basically performs the same thing a personal guarantee. If the tenant defaults on its rental payment, the bank takes over and begins to paying rent to the landlord. It is basically the same thing a personal guarantor would do, with the exception that it is a bank.

Increased Security Deposits: Landlords will forego the personal guaranty if they feel comfortable with the tenant’s business plan, plus an increased security deposit usually makes them feel comfortable that if the tenant goes out of business, they have this additional money to count on while they get the space vacated and re-leased to someone else. Another good thing about increased security deposits is that you can negotiate with the landlord certain things like having a portion of the deposit burn-off as prepaid future rent, provided you don’t miss a payment the first or second year, etc.

Things to keep in mind: Letters of credit diminish an existing line of credit, and are reflected on the contractor’s financial statement as a contingent liability. Having assets tied up are counter-productive to both the owner and contractor. The business owner’s cash flow in funding initial stages of construction and retention amounts throughout a contract term can be adversely affected when liquid assets are pledged to a bank or the bank reduces its borrowing capacity as a result of the issuance of a letter of credit. Also, increased security deposits may tie-up your starting capital and put strain on your cash-flow.
