I had the pleasure of touring the Bay Adelaide Centre today before its official opening in the next 90 days. Attached are some of the pics and a link to additional photos on my Flickr account.
The first new development in Toronto’s financial core in more than a decade, Bay Adelaide Centre was launched in the summer of 2006 with the commencement of construction of Bay Adelaide West, a 1.1 million square foot, 51-story office tower at the northeast corner of Bay and Adelaide Streets. The first building of the 2.6 million square foot project is to be completed in 2009 and will be anchored by KPMG. Phases Two and Three of Bay Adelaide Centre will likely be a mix of office and hotel/residential.
The design of the 51-storey Bay Adelaide West by WZMH Partners integrates the 11-story historic façade of the former National Building, which will be rebuilt and restored to its 1926 grandeur. Built to a LEED Gold standard which mandates the use of environmentally-friendly materials and the maximum recycling of building materials, Bay Adelaide Centre West will feature state-of-the-art operating and life safety systems.. Toronto’s Path system, 27 kilometers of public walkway and retail located one level below grade, will be completed with the connection through Bay Adelaide Centre.
Some of the interesting facts mentioned on tour were:
- There will be a secured bike locker with accessible showers for the tenants
- Brookfield has density to build another tower of 900,000 sf on the same site
- Glass skylights (call them ground lights) have been installed to bring natural light into the food court
- 1% of the capital budget was put towards art – these glass panels have moving LED lights behind them
- Brookfield used the same marble as First Canadian Place in its grandious lobby
- There is a seperate elevator for couriors from the underground
- Retail is going for approximately $200 per foot per annum
- Office space is going for approximately $70 per square foot per annum
