How do you calculate an ROI for a blog like OfficeSearchToronto.com?

I have been struggling to calculate the ROI on my blog and social networking activities. Let me try to explain.
My site generates leads of a wide variety. Primarily start-up companies looking for small, inexpensive office space, at least these are the type of calls I get the most often. Every now and then, however, a referral will come through Facebook or Twitter or my blog will generate a lead in the thousands of square feet instead of the hundreds. The question is, how do you quantify these numbers? Because this blog does not generate revenue from traffic or advertising its difficult to set goals or calculate a ROI.
