Rumors regarding the corporate release of the BlackBerry Curve 8900 on January 19th gained momentum today with a $499.99 contract-free, $249.99 with a one-year contract and $199.99 with two year contract price structure.

Downtown West Toronto Office Market Forcast

I haven’t given my opinion on the market in a while. A client recently asked for my thoughts on the Downtown market with a focus on Downtown West commercial real estate. Here’s what I had to say and here are some links to available space:

“Did you read the article today in the Metro (Link: Page 11, Swift end to recession)? They expect a 6 month turn around and everything to be bounced back by 2011.

My take, rental rates will continue to fall very slowly for 4 – 8 months and then start increasing again. I predict a $2 – $4 psf reduction in rates in the Downtown West which would save you $500 a month (based on 1500 sf) on the high end. The problem right now is vacancy rates are so low they do not justify a reduction in rates on the Landlord’s side. Once tenants start going bankrupt or vacancy rates increase we will only see a slight reduction in rates so landlords can stay competitive in a given market (ie. one building has a big vacancy they drop their rates slightly and everyone else needs to follow suit). So far what I am seeing are a lot of sublease options come out and incentives such as extra months of free rent to encourage leasing. Rates have pretty much stayed the same.

There is no doubt that things are slow but landlords are always late to follow the market… they tend to lead it going up and chase it going down. Long and short… I think the summer is a great time to find something.”

The chart attached below is Colliers prediction for the Downtown market but can be directly applied to the Downtown West. The big difference here is that the “Net New Supply” show’s a dramatic increase with the completion of Bay Adelaide, the Telus Building and RBC downtown which are is not competitive to downtown west office space.
